The 3 Hottest Areas in Redwood City

When it comes to real estate, the three hottest areas in Redwood City are High School Acres, Central Park, and Lenolt.

High School Acres

High School Acres is full of tree-lined streets, California bungalows, and craftsman homes. This area is located on the North side of Redwood City, bordering White Oaks in San Carlos.

One of the best things about High School Acres is that it’s a short walk to the hustle and bustle of Downtown Redwood City and the Caltrain Station. It’s also home to Stafford Park, which is a great spot to take the kiddos, host a birthday party, or catch some live music during the summer.

Many of the homes are situated on large lots and are full of charm and character. If you’re into 1920s bungalows, craftsman, or Spanish homes, you’ll find them here. In terms of price, 2 bedroom/1 bath homes are nearly on par with neighboring San Carlos.

2br/1ba homes are starting in the $1.2-$1.3 million range and 3bd/2ba start at $1.5-$1.6 million. There have been 11 sales in the $1.9-$2+ million range year to date.  Out of 19 sales in the last 90 days, the average days on market before a property sold was 10 and properties have been selling 13.82% over asking on average.

Woodside Plaza, in the Central Park area, is one of the most family friendly neighborhoods in Redwood City. It is close to shopping and restaurants on Woodside Road, and offers easy access to Highway 280 and 101. It’s a great part of Redwood City to live in if you need to commute, especially to cities to the south like Menlo Park, Palo Alto, or Mountain View.

It also has one of the top performing elementary schools in Redwood City, Henry Ford (K-5), which has an API score of 836. The schools in Redwood City are improving, but it is a huge bonus to live in a neighborhood with one of the top schools.

Homes in Woodside Plaza are mostly 1950s ranchers and the lots are flat with nice sized backyards. 2br/1ba homes are starting right around $1 million and 3bd/2ba are in the $1.2-$1.3 range. There have been 7 sales over $1.5 million so far this year.  Out of 35 sales within the last 90 days the average days on market before a property sold was 14 and properties have been selling 11.65% over asking on average.

The ABC Streets, Stambaugh Heller, Centennial are  located in Lenolt, which is close to Downtown Redwood City, and neighboring San Carlos. It also has easy access to the Caltrain station and Highway 101.

Lenolt is definitely up and coming, with homes at a more entry-level price point. Homes here are mostly 2-3 bedroom ranchers. The lots tend to be a bit smaller than Woodside Plaza and Mount Carmel, but the neighborhood is flat and walkable.

Families who call the ABC Streets home can send their kids to one of the top ranking schools in the city. Clifford Elementary School (K-8) has an API score of 818.

2br/1ba homes are selling in the $800-900k range and 3bd/1ba homes homes are in the $900k-$1m range. There have been 3 sales year to date over $1 million.  Out of 6 sales in the last 90 days the average days on market before a property sold was 9 and properties have been selling 9.95% over asking on average. With the continued growth and expansion of downtown, this area will likely be even more in demand down the road.
