We’re halfway through the summer and the weather is definitely heating up, but is Redwood City’s real estate market?
When it comes to buying and selling June and July tend to be a little bit slower and more buyer friendly. There is more inventory on the market and people go on vacation, so things get less competitive than seasons where houses for sale are more scarce.
Below are links to recent sales in various neighborhoods in Redwood City that I feel represent the overall climate of the market right now. One interesting thing to point out is that 3 of the 15 homes below, were sold off-market. The MLS shows there were 80 closed sales since June 1st and 16 properties were sold after just 0-4 days on the market. This usually means that the house was sold off-market, or within a day or two of it hitting the market, and then posted to MLS after the sale. And many off-market sales are never posted on MLS at all. The take away here is that there are plenty of properties being sold behind the scenes, so if you’re looking to buy a home in the area it helps to work with an agent who is tapped into the local market and network of realtors.
